Booking Terms & Conditions
Last updated: 13 October 2026
1. About us and these Terms
These Booking Terms & Conditions (the “Terms”) apply to accommodation bookings made through https://scyprus.com, by email, by telephone or through another channel that incorporates these Terms.
“Saint Cyprus”, “we”, “us” and “our” mean SAINT CYPRUS MANAGEMENT LTD, Coral Bay Avenue, Aristo 13, Shop 3, Peyia, Paphos 8575, Cyprus. You can contact us at +357 26 22 08 18 or info@scyprus.com.
SAINT CYPRUS MANAGEMENT LTD provides the accommodation as principal. These Terms apply to the accommodation element of the booking. Additional services are covered in section 13 and may also be subject to service-specific or third-party terms disclosed before booking.
Your booking contract consists of these Terms, the Booking Confirmation, the Property listing and the accommodation rules shown for that Property. A specific term stated in the Booking Confirmation or the Property rules takes priority over a general term in this document to the extent of any conflict.
2. Booking and contract formation
A website listing, price or availability display is an invitation to make a booking request, not a binding offer. A booking becomes binding only when we have received the payment due at that stage and issued a written Booking Confirmation. If a Property is marked “available by request only”, submitting a request does not create a booking until we expressly confirm it.
The Booking Confirmation identifies the accommodation (the “Property”), dates, Lead Guest, price and payment schedule. Please check it promptly and tell us if anything is incorrect.
The person making the booking (the “Lead Guest”) must have legal capacity to enter into the contract and must be authorised by every other guest. The Lead Guest is responsible for providing accurate information, communicating these Terms and the Property rules to all guests, and making all payments due.
We may correct an obvious website, availability or pricing error before issuing the Booking Confirmation. If we discover a material error after confirmation, we will contact you promptly and offer the options described in section 8.
3. Prices, discounts and charges
Prices are stated in euros unless we say otherwise. Before payment, the booking summary will show the accommodation price and any mandatory charge collected with the booking, such as a cleaning charge. A refundable security deposit, electricity, optional services and any other property-specific charge may be payable separately where this is stated in the Property listing, booking summary or Booking Confirmation.
Promotional discounts cannot be combined unless expressly stated. Where more than one discount applies, the website applies the most beneficial eligible discount.
The price does not include travel, insurance, meals or services that are not expressly included in the booking summary. Any currency conversion or bank charge imposed by your card issuer or payment provider is outside our control.
4. Payment
Unless the booking summary states otherwise, a 40% advance payment of the total accommodation rental cost is required to secure the booking. The remaining 60% is automatically debited 14 days before the arrival date. Any mandatory or optional charge collected on a different schedule will be shown before payment.
For a booking made close to arrival, the amount due immediately will be the amount displayed at checkout and confirmed in the Booking Confirmation.
If an amount cannot be collected when due, we will contact the Lead Guest and allow a reasonable opportunity to make payment. If payment remains outstanding, we may treat the booking as cancelled by the guest and apply section 6.
Payments may be processed by a third-party payment provider. The provider’s own terms and privacy information may apply to the payment transaction. We do not add a payment-processing fee unless it is clearly disclosed before payment.
5. Security deposit
Some Properties require a refundable security deposit. The amount, payment or pre-authorisation method, timing and release conditions are property-specific and must be shown in the Property listing, booking summary or Booking Confirmation.
Where the Property terms state that a €300 deposit is blocked one day before arrival, that amount remains blocked during the stay and is released three days after departure, subject to any permitted deduction. The time taken for released funds to appear may also depend on the guest’s bank or payment provider.
We may retain all or part of a deposit only to cover damage, missing items or a material breach of the Property rules for which the guest is responsible, or unpaid electricity charges calculated in accordance with section 12. We will provide a reasonable explanation of any deduction. This does not limit our right to recover a proven loss that exceeds the deposit.
6. Cancellation by the guest
The Lead Guest must send a cancellation request to info@scyprus.com. Cancellation takes effect when we receive the request. The cancellation rules published on the Property pages are:
- Cancellation received at least two calendar months before the check-in date: full refund of the accommodation payments received.
- Cancellation received less than two calendar months but at least one and a half calendar months before the check-in date: a partial refund.
Any service-specific cancellation rule applies separately to an optional service. For example, an airport transfer may be cancelled for a full refund no later than 24 hours before the scheduled flight departure time.
Approved refunds are made to the original payment method where practicable. Bank or payment-provider processing times are outside our control.
Under applicable consumer law, the statutory 14-day right of withdrawal does not apply to accommodation bookings for specific dates or periods. Cancellations are subject to the cancellation policy set out in this section, without prejudice to any mandatory rights under applicable law.
7. Changes requested by the guest
Requests to change dates, the Property, guest numbers or other booking details are subject to availability and our acceptance. We will tell you before acceptance about any resulting price difference or charge. No change is binding until confirmed in writing.
A reduction in guest numbers does not automatically reduce the price. An increase is permitted only within the Property’s stated maximum occupancy and may change the price or deposit.
If a requested change cannot be accepted, the original booking remains in force unless the guest cancels it under section 6.
8. Changes or cancellation by Saint Cyprus
We may make a minor change where reasonably necessary, provided it does not materially reduce the booking. We will notify the Lead Guest of any material change as soon as reasonably possible.
If the confirmed Property becomes unavailable or a material booking error cannot be corrected, we will offer, where reasonably available, a comparable alternative or a change of dates. If the offered solution is not reasonably acceptable, the guest may cancel the affected accommodation and receive a refund of the amounts paid for it, less any non-refundable booking processing fees of up to 3% of those amounts. Any additional remedy required by applicable law remains unaffected.
We are not responsible for a guest’s separate travel or other arrangements unless the loss is one for which we are legally liable.
9. Arrival, departure and access
Check-in and check-out times are stated in the Property listing and Booking Confirmation. Many current listings provide self-check-in from 15:00 and self-check-out by 11:00, but the times for the confirmed Property control.
An early check-in or late check-out is available only by prior agreement, subject to availability. Any charge will be disclosed before the request is accepted.
Arrival and access information is sent after the required advance payment has been received. The Lead Guest must keep access details secure and notify us promptly if they are lost or compromised.
We or an authorised contractor may enter the Property on reasonable notice for inspection, maintenance, cleaning or an agreed service. Notice may not be possible in an emergency or where immediate access is reasonably necessary to protect people or property.
10. Occupancy and use of the Property
The number of occupants must not exceed the maximum stated for the Property. The Property may be used only for the private holiday stay covered by the booking and may not be sublet, assigned or used for commercial activity.
Parties, events and large gatherings are prohibited unless expressly agreed with us in writing before the booking. Guests must avoid excessive noise, nuisance, unlawful conduct and interference with neighbours or other residents.
Smoking is prohibited where stated in the Property rules. Current Property rules may provide for a €100 charge for breach. Pets are allowed only with prior agreement and subject to any Property-specific condition or charge.
All guests must follow the Property rules, safety instructions and applicable law. A serious or repeated breach, unauthorised occupancy or conduct that creates a safety risk may result in termination of the stay and a requirement to leave the Property without a refund, to the extent permitted by law.
11. Care of the Property and damage
Guests must take reasonable care of the Property, its contents, keys and facilities and must report damage, a fault or an accident promptly. Guests are responsible for damage or loss caused by their deliberate act, negligence or breach of these Terms, excluding fair wear and tear.
We may charge the reasonable, evidenced cost of repair, replacement, additional cleaning or another direct loss caused by the guest. Where a security deposit applies, any permitted amount may be deducted from it.
Guests must not interfere with safety equipment, pool equipment, utilities, locks, internet equipment or other installations. Children and anyone requiring assistance must be appropriately supervised, including around pools, balconies, stairs and roads.
12. Utilities, amenities and cleaning
Facilities and amenities vary by Property and are those identified in the confirmed listing. Bed linen and towels are included unless the Property listing states otherwise. The Property is professionally cleaned before arrival. Additional cleaning may be purchased separately.
Where the Property listing states that electricity is charged separately, the current published rate is €0.40 per kWh. Meter readings are recorded on arrival and departure, and the final amount may be paid in cash, through a payment link or by deduction from the security deposit in accordance with section 5. The rate or method shown for the confirmed Property takes priority if different.
Internet, pools, air conditioning, appliances and other facilities may occasionally be interrupted by maintenance, weather or failures outside our reasonable control. Please report a problem promptly so that we have a reasonable opportunity to investigate and, where possible, restore the service.
13. Optional services
Optional services are separate from the accommodation price unless the booking summary expressly includes them. Availability, price and the specific service details shown when the service is ordered form part of that order.
Airport transfer. Transfers are private and available to Saint Cyprus guests between Paphos or Larnaca Airport and their accommodation. Prices are per vehicle. The standard waiting time after landing is 60 minutes. Additional waiting is charged at €12 per hour if the guest has not given prior notice. A transfer may be cancelled for a full refund no later than 24 hours before the flight departure time. Changes should be requested as early as possible.
Groceries. Grocery sets must currently be ordered no later than three days before check-in. The selected set, contents and price shown at checkout apply to the order.
Additional cleaning. The service currently includes a full clean, fresh bed linen and replacement towels. After an order is placed, the housekeeper contacts the guest to arrange a suitable time during the stay.
Car rental. Car rental is offered through an independent partner. After a car booking is made, questions, changes and arrangements must be handled directly with that partner, and the partner’s rental terms apply.
14. Problems and complaints
If a problem arises before or during the stay, contact us promptly via WhatsApp on +357 26 22 08 18 or by email at info@scyprus.com and provide the booking reference and relevant details. Reporting during the stay gives us a reasonable opportunity to investigate and try to resolve the issue.
15. Events beyond reasonable control
We are not responsible for a failure or delay caused by an event beyond our reasonable control, such as a serious natural event, fire, utility failure, government action, epidemic, transport disruption or civil emergency, provided that we take reasonable steps to reduce the effect and inform the Lead Guest when practicable.
Where such an event makes the booked accommodation unavailable or prevents us from providing it, we will offer a suitable alternative or a change of dates where reasonably possible. If no mutually acceptable alternative is available, we will refund the amounts paid for accommodation that cannot be provided, subject to applicable law. Nothing in this section limits any mandatory consumer rights.
16. Responsibility and liability
We are responsible for foreseeable loss or damage caused by our breach of these Terms or failure to use reasonable care and skill. We are not responsible for loss caused by the guest, by an independent service provider outside our control, or by an event that could not reasonably have been foreseen or avoided.
We do not exclude or limit liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any mandatory consumer right.
Guests remain responsible for passports, visas, travel arrangements, personal belongings and suitable travel insurance. Nothing in this paragraph transfers to the guest a risk that the law places on us.
17. Personal data and payment processing
We process personal data for booking administration, guest support, legal compliance and related purposes as described in our Privacy Policy.
A payment provider may process payment and authentication information under its own privacy terms.
18. Governing law, general terms and contact
These Terms are governed by the laws of the Republic of Cyprus. Any dispute arising from or relating to these Terms or a booking shall be subject to the jurisdiction of the courts determined under applicable law. Nothing in these Terms limits any mandatory consumer protection or rights of access to the courts.
If any provision is found invalid or unenforceable, the remaining provisions continue in effect. A delay in enforcing a right is not a waiver. A change to a confirmed booking or these Terms is effective only when agreed or notified in writing as permitted by these Terms.
If a consumer complaint cannot be resolved directly, we will provide information about an appropriate alternative dispute resolution (ADR) entity and our participation in the procedure where required by applicable law.
If these Terms are published in English and Russian, the English version will prevail in the event of any discrepancy, to the extent permitted by applicable law. Nothing in this provision limits any mandatory consumer rights.
